- Premises are rented at guest's own risk.
- Any damages incurred to Casa Theodore, its furnishings and grounds, by guests during their stay will be their responsibility.
- Water or electricity may be shut off due to natural causes.
- There is a $100 per day resort fee, which includes daily maid, maintenance, and concierge services.
- Bedrooms are rented in numerical order, any deviation will result in an additional cost.
- There is a 2 person maximum per bedroom.
- All male or all female groups have a 1 person maximum per bedroom.
- All bachelor, bachelorette, and wedding parties will generate a $300 per night fee for security guard plus tax & service charge.
- Wedding parties must pay a $500 event fee
- Any additional guests will each generate a fee per night.
- Check-in time: 3:00 PM Check-out time: 11:00 AM.
- Early check-in / late check-out may be available and is subject to a $200 fee per hour.
- We do have washers and dryers, along with laundry soap for guests to use.
- We do have a firepit for usage, and we do offer one free gas tank for every 3 day rental. If you need more gas tanks, they can be provided at $25 per tank.
- Excessive outdoor noise is prohibited. Please observe quiet from 10pm-7am.
- Consumption of alcoholic beverages in public areas is prohibited.
- Public nudity is prohibited.
- No smoking inside the villa. Smoking inside the villa is subject to a $500 fee.
- Only registered guests are allowed in the villa after 10pm.
- Lost key subject to a $100 fee.
- No refunds will be made for any services booked through Casa Theodore, Inc. with less than 48 hours notice of cancellation, and will incur a 10% administration fee.
- We have privacy safes in every bedroom, and we are happy to show you how they work. If you need help opening one of these safes during normal business hours (7am-5pm), there will be no additional charge. From the hours of 5pm-10pm there is a $25 charge, from 10pm-12am there is a $50 charge, and after 12am there is a $100 charge.
- Casa Theodore, Inc. does not allow any outside vendors that are not pre-authorized in writing. Any vendors brought to the villa will result in a $500 charge for the first instance, and $1,000 for any additional instances. Outside vendors include any staffing, pre-stocking, chef services, or service providers.

In the event of guest cancellation, with 45 days (non-holiday) or 90 days (holiday) written notice guest will receive a full refund minus a 10% administration fee. Under 45 days (nonholiday) or 90 days (holiday), guest will receive a refund only if the villa can be re-rented, and subject to a 10% administration fee. In the event of guest cancellation under 45 days (non-holiday) or 90 days (holiday), there will be no refund.

Standard tipping is between $30-$100 per person for house staff for a 3 day rental and between $50-$200 per person for house staff for a 4+ day rental and 10%-20% for services. Please note credit card payments are not accepted for tips.
- Spring Break Rules:
