Casa Theodore is a luxury oceanfront villa located in Pedregal, Cabo San Lucas, offering 11 bedrooms and accommodating up to 22 guests. Privately owned and professionally managed since 1996, Casa Theodore offers unmatched experience in hosting large luxury groups in Cabo San Lucas.
Over nearly three decades, we have developed specialized expertise in hosting large groups—typically 18–22 guests—allowing us to anticipate and accommodate the unique needs of larger parties with a level of precision few properties can match.

Casa Theodore is situated within the exclusive, gated Pedregal community, just minutes from downtown Cabo San Lucas. This hillside enclave is known for its privacy, security, and sweeping Pacific Ocean views, offering a tranquil retreat while remaining close to Cabo’s dining, nightlife, and marina.
The Villa Experience
Casa Theodore is a spectacular oceanfront estate designed for luxury, comfort, and unforgettable views. Architectural highlights include a grand sweeping staircase, hand-carved wooden doors, and modern interiors accented with authentic Mexican artwork.
Nearly every area of the villa features dramatic white-water ocean views, including the expansive outdoor living spaces and heated infinity pool. The resort-style outdoor environment includes a cascading Jacuzzi waterfall, outdoor shower, full bar with BBQ, firepit seating for ten, king-sized tanning beds, and generous lounge areas designed to comfortably host groups of up to 22 guests.
Casa Theodore is ideal for large groups, multi-generational families, corporate retreats, celebrations, golf and fishing excursions, and holiday gatherings.

Casa Theodore is supported by our own full-time, professionally trained staff who manage all villa operations, maintenance, and in-villa services. Only our trusted, uniformed team members are onsite, ensuring consistency, professionalism, and security throughout your stay.

Rates & Bedroom Configuration
Casa Theodore is an 11-bedroom luxury villa. The base rental includes nine bedrooms located in the main residence.
Base rate: $3,600 per night — Bedrooms 1–9
The Ocean View Suite (Bedrooms 10 & 11) is not included in the base rate and may be added using one of the following options:
- $3,600 per night – Bedrooms 1–9 (main residence only)
- Upgrade Option – Substitute any two of the original nine bedrooms for the Ocean View Suite for an additional $400 per night
- $4,400 per night – Full 11-bedroom rental, including the Ocean View Suite

Bedrooms & Suite Details
Important Booking Policies
- Bedrooms are assigned sequentially. Special room assignment requests may incur an additional fee.
- Bachelor, bachelorette, and wedding-related groups require a $300 per night security fee, plus applicable taxes and service charges.
- Additional guests are $200 per guest per night, plus tax.
- Single-gender groups are limited to one guest per bedroom, with a maximum occupancy of 12 guests under the nine-bedroom rate.

Our group of 16 had a fantastic time at Casa Theodore. The house was exactly as advertised, and frankly, even more beautiful than expected. The view from the outdoor deck was out of this world. The staff was excellent - around just enough to help with anything we needed - but not overbearing in any way. The rooms were all very nice, spacious, and clean. The house had plenty of supplies for a short trip, and Rodolfo (the concierge) even brought us a coffee maker when we requested it. Working with Michael and Rachel was great throughout the booking and pre-arrival process. They answered our questions quickly and thoroughly. My crew and I had an exceptional time at Casa Theodore. The staff was incredibly attentive, we ate most all of our meals at the house and the food was exceptional, and the management of the house made things really easy to deal with leading up to the trip. I'd highly recommend for large group gatherings that you go through Casa Theodore. Not not only was the food and service top notch, but the house is impeccable and the views were incredible. 18 adults (9 couples) stayed at this house to celebrate our friends birthday and we LOVED IT! Everyone got their own bedroom and bathroom, the owner and his team did a great job with communication and helped us set up chef meals, poolside massages, shuttles to/from the airport, a sunset cruise and more so we didn't have to cook or clean once/plan anything. We truly showed up and got to relax the whole time. It was a 10/10 great experience and I couldn't recommend it enough! The house was wonderful and the location was safe and secure. Everything was clean and comfortable. The view and deck were amazing. Had an incredible time at this all inclusive property. The house is huge and was able to accommodate our large party, with enough beds for everyone and fantastic views and pool. The service was all star, concierges available to us all day and could get us everything from food and drinks delivered, to car transportation. Casa Theordoe was a beautiful property with great staff. My family of four along with 2 other families of four enjoyed this property very much for our annual holiday trip. Rodolfo, concierge, was knowledgeable and always accessible. Micheal (owner) and Rachel (assistant) were very responsive with all of my questions and concerns from booking until arrival.
