Guests expressly recognize that any insurance for property damage or loss, which the Landlord may maintain on the property, does not cover the personal property of Guests.
- Personal Property disclaimer-we do offer safes in every bedroom, but we are not responsible for any lost, damaged, missing, or stolen items during your stay.
- Casa Theodore Master Bedrooms are number 1 & number 9.
- Casa Theodore has 8 white water view bedrooms. With only bedroom # 4, # 5, and # 8 not having white water views.
- Water is purified throughout the villa.
- Our villas come with amenities including shampoo, conditioner, soap, makeup remover wipes, q-tips, irons, ironing boards, and blow dryers.
- Villa includes pool towels, as well as beach towels.
- Bathrooms include face, hand, and body towels.
- Casa Theodore is handicapped accessible.
- Casa Theodore does not allow smoking in the villa, only in the bar area outside, and any violations will result in a $500 charge.
- Aaacabo, Inc. does not allow any outside vendors that are not pre-authorized in writing, and any vendors brought to the villa will result in a $500 charge for the first instance, and $1,000 for any additional instances. Outside vendors include any staffing, pre-stocking, chef services, or service providers.
- All bachelor, bachelorette, and wedding parties will generate a $300 per night fee for security guard plus tax & service charge.
- All single male/female groups are limited to 1 person per bedroom, with a maximum of 12 guests in the 9 bedroom rate.
- All special event parties must pay the HOA an event fee, anytime there are outside guests invited, it is considered an evet. All events will be limited to a maximum of 22 guests, without prior written approval.
- Spring Break Rules:
- Excessive outdoor noise is prohibited at all times, but please note that this is especially true from 10pm-7am. Please also note, that the HOA does offer one warning, and then will charge a $1,000 noise fine.
- Consumption of alcoholic beverages in public areas is prohibited, as well as public nudity.
- Only registered guests are allowed in the villa. Any additional guests are subject to an additional cost.
- Night security guard is required at a cost of $300 per night plus taxes.
- We do provide washers and dryers, along with laundry soap for guests to use. Our staff does not do guests’ laundry.
- There is a $190 per day resort fee, which includes daily maid, maintenance, and concierge services.

For the chef services, we normally recommend between 10-20% of the cost. Please note all gratuities should be paid in cash, whenever possible, so we do not incur additional taxes for the staff.
- We have privacy safes in every bedroom, and we are happy to show you how they work.
- In the event of guest cancellation, with 45 days (non-holiday) or 90 days (holiday) written notice guest will receive a full refund minus a 10% administration fee. Under 45 days (nonholiday) or 90 days (holiday), guest will receive a refund only if the villa can be re-rented, and subject to a 10% administration fee. In the event of guest cancellation under 30 days (non-holiday) or 45 days (holiday), there will be no refund.
- It is a 5 minute walk down to a private beach inside the gated community, and approximately 10 minutes back up.
- The beach is not recommended for swimming (rip tide with a shore break), so please use your best discretion.
- It is a 5 minute taxi drive to downtown Cabo, the Marina, or Medano Beach (swimming beach).
- A normal taxi van will hold no more than 10 passengers, please ask the house manager for assistance. We have negotiated set fees for our taxi services.
- There are a couple of local catholic churches within 15 minutes of the villas.
- There are many options for grocery shopping within 20 minutes, including Costco and Walmart.

- CANCELLATION POLICY

Under 60 days (nonholiday) or 90 days (holiday), guests will receive a refund only if the villa can be re-rented, and subject to a 10% administration fee of the total rental.

- Concierge duties that are requested following Guest's departure will be subject to a $25/hour fee to accommodate for labor and gas.
- All questions concerning the meaning, terms, effect, validity, and enforcement of this agreement shall be pursued and determined exclusively pursuant to the Laws of Baja California Sur, Mexico, where Guest takes residence and transaction occurs.
- In the event any portion of this agreement shall be deemed void or unenforceable, the remaining provisions of this agreement shall continue in full force and effect.
- Any signature delivered by digital signing device shall be treated in all manner and respect as an original document.
- Booking will be complete and confirmed after payment, a signed rental agreement and a completed identification & credit card authorization. This process is verified through a 3rd party - all data is safely encrypted and stored until the end of the reservation.
- Guest is signing this agreement in good faith.
- This agreement embodies the entire agreement and the understanding between and among the parties relating to the subject matter hereof and supersedes all prior proposals, negotiations, or prior understandings relating to such subject matter. No modification, amendment or waiver requested shall be valid unless made in writing and signed by each and all parties hereto.
- Guest understands that if a request for a particular item is not put in writing, prior to arrival, then Guest will have no legal right to request that item/service (chef, additional bedding, flowers, champagne, food items, cars, yachts, or any item that is not specifically included in this Agreement) and will have no legal right to reimbursement for such item or service.
- If Guest decides to vacate the Property prior to the end of the rental period for any reason, then Guest will not receive compensation for any time not used.
- Any reference to "Casa Theodore", "we", "us", "our", or "company" refers to Aaacabo, Inc.
- Guest is signing this agreement in good faith and comprehension of the English language. If a native language other than English is required, an agreement will be provided upon request.
1. Take the Cabo San Lucas exit from the airport, which is the toll Highway, bypassing San José del Cabo, and it will save about 20 minutes. There will be a toll charge. Just keep following the signs to Cabo San Lucas. When you get off the toll road, you will make a left at the first light. Keep going until you get to the main road and turn right. You will go to the last street and turn left on that last street.
1A. Otherwise, you can take the regular exit from the airport (San Jose exit) and turn right when you get to the main highway. It will take about 30 - 40 minutes to arrive. Continuing along you will go past Home Depot, under the bridge at Misiones, past Costco and Wal-Mart and though the center of Cabo San Lucas. Take Lazaro Cardenas to Cabo San Lucas Ave. and then take a left heading to the marina.
2. At the new Cultural Pavilion take a right into Pedregal. Waldorf Astoria has an enormous, gated entrance on the left before the smaller security gate to the greater community of Pedregal, where Casa Theodore is beautifully nestled.
3. Please go to Pedregal's front gate and give them the house name "Casa Theodore". Check in, and the guard will direct you to the house. The villa does not have an actual address, just block 27 and lot 8. Please advise if you need anything else from us to make these changes.
