Reservations & Booking – Cabo Villa Rentals
- Non-holiday stays: Full refund with 45+ days’ written notice, minus a 10% administration fee.
- Holiday stays: Full refund with 90+ days’ written notice, minus a 10% administration fee.
- Under 45 days (non-holiday) or under 90 days (holiday): Refund only if the villa is re-rented (minus 10% admin fee).
- Under 30 days (non-holiday) or under 45 days (holiday): No refund.
Check-in: 3:00 pm – 5:00 pm | Check-out: 11:00 am
- Late check-in after 5:00 pm: $100/hour + tax.
- Early check-in / Late check-out (when available): $250/hour + tax each.
Yes. For safety and HOA compliance, only registered guests may enter the villa. Additional guests require prior approval and may incur additional costs.
Yes. There is a $190 per day resort fee which includes daily maid service, maintenance, and concierge services.
Yes. All hosts are required to provide a valid passport upon arrival.
Beach Access & Downtown Cabo Location
It’s about a 5-minute walk down to a private beach inside the gated community and approximately 10 minutes back up the hill. The beach is not recommended for swimming due to a rip tide with a shore break—please use discretion.
The villa is about a 5-minute taxi ride to downtown Cabo San Lucas, the Cabo Marina, and 10-minutes to Medano Beach (the main swimmable beach).

Bedrooms, Views & Room Assignments
Bedrooms are rented in numerical order. Any deviations will result in an additional cost.
The master bedrooms at Casa Theodore are #1 and #9.
Casa Theodore has 8 white water view bedrooms. Bedrooms #4, #5, and #8 do not have white water views; all other bedrooms do.
All bedrooms have ensuite bathrooms except for bedroom #6.
Bedrooms #6 and #7 can bed switched from a king bed to two twin beds./div>
Chef Services
Choose from professionally prepared menus or a flexible open‑menu option. Open menu service include cooking, plating & kitchen cleanup, but does not include the cost of food & shopping. We also offer All-Inclusive packages.Chef Options & Menus.
All Chef Services meal purchases except Open-Menu include the cost of food and a 15% service charge is added. Gratuities are not included. Go To Chef Services.
We only use our own in-house, classically trained chef along with sous chefs and trained waiters.
For 5+ guests one waiter is required, and for 10+ guests two waiters and a sous chef are required to ensure smooth service. Service Requirements.
Cancellations within 72 hours of service are non‑refundable. Earlier cancellations are subject to a 10% administrative fee plus any food costs already incurred.

Transportation & Local Area
Yes. Our house manager can arrange taxis, and we have negotiated set fees. A standard taxi van holds up to 10 passengers. It is a 5 minute taxi drive to downtown Cabo, the Marina and 10 minutes to Medano Beach (swimming beach).
There are many grocery options within 20 minutes, including Costco and Walmart. There are also a couple of local a couple of local churches, and a synagogue within about 15 minutes of the villas.
Housekeeping & Laundry
Yes. Daily maid service is included as part of the $190/day resort fee, along with maintenance and concierge services.
Yes—washers and dryers are provided for guest use, along with laundry soap. Staff do not do guests’ laundry.
Kitchen, BBQ & Cleaning Standards
Yes. Guests may use the commercial BBQ and the kitchen complete with pots, pans, and basic cooking utensils.
Yes. Excessive cleaning for failure to maintain reasonable tidiness will incur a $50 fee per incident for staff time.
Weddings, Bachelor/Bachelorette Parties & Events in Cabo
Yes—our property is popular for Cabo weddings, bachelor parties, bachelorette trips, and other special events. Requirements:
- Any gathering with outside guests is considered an event and requires an HOA event fee.
- Events are limited to a maximum of 22 guests without prior written approval.
- Bachelor, bachelorette, and wedding groups require a night security guard at $300/night + tax & service charge.
Spring Break policies:
- Noise: Excessive outdoor noise is prohibited (especially 10:00 pm–7:00 am). HOA may give one warning; then a $1,000 fine applies.
- Public conduct: No consumption of alcoholic beverages in public areas and no public nudity.
- Guests: Only registered guests are allowed in the villa; others require approval and fees.
- Security: A night security guard is required at $300/night + taxes.
- Single male/female groups: Limited to 1 person per bedroom, with a maximum of 12 guests at the 9-bedroom rate.
- Adding the Ocean View Suites increases the maximum to 14 guests.
Policies, Rules & Liability
No smoking inside the villa. Smoking is allowed only in the outdoor bar area. Any violation will result in a $500 charge.
Excessive outdoor noise is prohibited at all times, especially during 10:00 pm–7:00 am. The HOA typically provides one warning; subsequent violations incur a $1,000 noise fine.
No outside vendors are permitted unless pre-authorized in writing by Aaacabo, Inc. Unauthorized vendors (including staffing, pre-stocking, chef services, or service providers) will incur a $500 charge for the first instance and $1,000 for additional instances.
Guests agree to indemnify and hold harmless Aaacabo, Inc., its entities, and staff from any claims of personal injury, property damage, or loss arising from use of the premises. Guests acknowledge that any landlord insurance does not cover guest personal property.
No. While privacy safes are provided in every bedroom, the villa is not responsible for any lost, damaged, missing, or stolen items during your stay.
Only registered guests are allowed. Any additional guests require prior approval and are subject to additional costs.
Yes. All hosts must provide a valid passport upon arrival.
Gratuities & Payments
Gratuities are not mandatory and are at guests’ discretion. For a 3-night stay, we recommend $100–$200 per staff member, with more for longer stays.
For chef services, we recommend tipping 10–20% of the service cost. Whenever possible, please pay gratuities in cash to avoid additional taxes for staff.
